Bedminster Victorian Terrace refurbishment

Summary of works: Ground floor replacement, underfloor insulation, door frames, door hanging, joinery, cabinetry, understairs toilet and storage, floating shelves. 

This terraced family house had some very wonky doorways and a very distorted ground floor, so we replaced them at the client’s request. The existing floor structure was stripped out and rebuilt with damp proof courses and pressure-treated timber, and insulated. Once flat and level, external contractors installed Amtico in herringbone parquet style. 

We replaced all the door frames and doors in the house to modern building standards, with fire doors in the living areas. New skirting and architrave with a ‘Victorian’ profile were fitted. 

Floating bookshelves were installed in all living room alcoves, and they’ve been very nicely filled by the clients. 

The staircase was levelled up at the same time as the floor was replaced. New newels were jointed on to the existing bases, and new handrails & spindles installed. Squeaking treads were remedied. 

We built an understairs toilet with a wall-hung pan and basin – no visible pipework, essential in a room that small if it’s not to look messy. The toilet door was hung on concealed hinges for a minimalist look, and to match the adjacent cupboard. It does have a macerator out of necessity, but it’s a concealed & quiet version, tucked out of sight in the cupboard behind the loo.
